Potential Problems to Look for When Purchasing a Home: Are You Buying a Money Pit?

As your buyer's agent, I will point out potential problems that I have learned about through my extensive training and my personal experience over the years.

For any home you are thinking about making an offer on, get an answer to these questions so you can make a well-informed offer.

  1. What kind of siding is on the house and is it defective?
  2. Is the siding in good condition?
  3. Does the house have lead base paint?
  4. Did I look to see if the house could have the defective Polybutylene piping?
  5. How old is the water heater?
  6. How old is the furnace and air conditioner?
  7. How old is the roof?
  8. How old is the deck and has it been maintained properly and regularly?

Why is it necessary to know the answers, to these questions? Because, these potential problems can be very expensive to fix. Yes, your home inspector should be able to answer most of these questions but wouldn't you like to know before you negotiate an offer?
