You need an agent who will represent you in finding a home and looking out for your best interests. I am not here to sell you just any home, but the home that you will be proud to call home for several years. As you buyer's agent I will help you brainstorm and prioritize a list of the features you desire for your home, such as style of house, number of bedrooms and bathroom and proximity to job, schools and other community amenities. The goal is to first find a home that meets essential needs and then as many of the extras as you can reasonably afford.
I will help you get a pre-approval letter from a lender once you are ready to begin your search. Once you decide on a home to purchase, you will want to make an offer as soon as possible since homes don't stay on the market for very long. First I will do a price comparison on what other homes in that neighborhood have sold for recently so you can make an informed offer. With questions of price, closing date and various other terms settled I will draw up all the necessary paperwork, submit it to the listing agent and prepare to negotiate on your behalf. I have the experience, objectivity and skill to represent you at the negotiating table, ensuring your satisfaction.
Under the terms of the contract agreement, you have certain rights and obligations you will need to fulfill. One of these is the right of inspection. I will give you several names of inspectors that have a proven record with our company. Other issues I can help you address include finalizing the loan process, helping you get insurance coverage per the terms of your loan and much more.
I will be at your side at the closing table representing you throughout the process. Remember the closing attorney is only representing the loan company. I will go over the closing statement and make sure there are no mistakes.
